JUST THE DESIGN PHASE

The process for this package is very similar to full service but does not include design implementation or the purchase of any product. During the Just Design Phase, we focus on creating a comprehensive and detailed design plan tailored to your unique style and preferences. Although this package does not include design implementation or product purchases, it offers you a solid foundation to execute the design independently.


Here's what you can expect:

  1. Collaborative Design Process: Once the contract is signed, we embark on an engaging journey together. We begin by getting to know you through detailed discussions about your style, goals, and functional requirements. By understanding your vision, we can craft a design plan that reflects your personality and meets your specific needs.

  2. Concept Development and Documentation: We work diligently to develop a concept that captures the essence of your desired design. This includes creating floor plans, selecting finishes, lighting, hardware, furniture, window treatments, and more. Please note that all selections made during this phase must be items available for direct purchase, which means we won't utilize "to the trade" resources or offer fully custom designs.

  3. Transparent Investment Structure: Our pricing for the Just Design Phase is based on a flat fee model, ensuring clarity and transparency from the start. You'll know the full investment amount at the contract signing, empowering you to make informed decisions about your design project. To begin the design phase, we require a minimum design fee of $5,000, along with a minimum investment amount of $25,000 for furnishing selections.

  4. Detailed Design Deliverables: Throughout the Just Design Phase, we provide you with valuable design deliverables to guide your implementation. These include:

    • Proposals created by Room for design services, outlining the scope of the project and our proposed solutions.

    • Inspiration board(s) that visually convey the design concept and overall project direction.

    • A line-item Investment Amount (Budget) dedicated to furniture, which you will review and approve.

    • Full selections for the space, meticulously curated to meet your design objectives, accompanied by a detailed presentation for your approval.

    • Floor plan(s), elevation(s), and relevant custom drawings, ensuring clear visual representations of the design vision.

    • We'll also create a shoppable list, empowering you to independently purchase all selections, including finishes, lighting, hardware, furniture, and more, according to your own schedule and budget.

While the Just Design Phase does not include implementation or professional styling at the end of the construction process, it provides you with a comprehensive roadmap and design blueprint to execute the project on your own terms. We'll equip you with the necessary tools and guidance to bring the design to life and create a beautiful and cohesive space that reflects your vision and style.

FAQ

  1. Do you help us find a Contractor/Builder/Architect? I have people I would love to recommend but ultimately that decision is up to you.

  2. What if there is something I am not excited about in the design? Can we change it? Yes, we have one change included in the design phase, but if you collect all the things you want to change and give it to me at one time, then I will include it. My goals is to blow you away and get to know you so well that what I show you is more then you could have imagined.

  3. Can you work with selections that I have already made for the home? Yes and No. We can go over all the items you have already selected but I ask that when we come together to review your selections that we keep an open mind and consider our goal for the final design.

  4. Can you work with furniture I already own? Again, yes and no. I love working with family heirlooms and pieces that are a treasure to you, but if you have some furniture that you just don’t quit like but don’t want to replace it, “so can you just make it work?” Then the answer is no. Forcing something to work is never the right answer, instead bless someone else and donate it and lets find a piece that you love.
